BRITTAN HEIGHTS Market Update

So far this year the 3/2 Brittan Heights condos seem to continue on the past upward trajectory, but the 2/2 condos seem to have flattened out. Sales do remain robust with 5 units already sold in 2019, 3 pending and 1 still active. Again, for all of 2018 there were 7 sales and 1 cancellation.

It Came & Went!

3323 La Mesa Drive,#1, San Carlos came and went yesterday. It was listed for sale on March 23rd and went pending on the same day. This ground floor 2/2 Brittan Heights unit was listed for $968,000 and I assume they did well on the offer price to have allowed it to go pending immediately.

This is the 9th unit to come to market in 2019, that’s already more than in all of 2018 which only had 8 units come to market altogether, with 7 selling. It appears that 2019 is going to be a busy year at Brittan Heights if this pace keeps up.

MODERN OPEN KITCHEN 2/2 for Sale

3327 La Mesa , San Carlos just came up for sale for $998,000. This is a 2/2 Brittan Heights condo on the ground floor overlooking a nice courtyard. It has modern flair and an open concept kitchen.

SOLD: 2/2 Went for $1,060,000

Well it’s no surprise that 3358 Brittan Avenue,#11, San Carlos accepted a preemptive offer after 7 days on the market. It just closed escrow with a sale price of $1,060,000. This tastefully remodeled 2/2 mid level unit had a great open kitchen concept which is always desirable to buyers. It was listed for $998,000.

TOP LEVEL 2/2 FOR SALE: $999,000

A top level Brittan Heights condo just came on the market. The unit is located at 3374 Brittan Ave. #14, San Carlos. It is the 7th place to come up for sale in 2019; four of these were 2/2 unit and three were 3/2 units. Currently, there is one 3/2 condo and this unit available to be purchased.

AND THEN THERE’S ONE

The 3/2 top level Brittan Heights condo that was listed for $1,308,000 just went pending after 11 days on the market, leaving a single 2/2 condo actively for sale. It seems that the market was ready to consume the sudden surge of Brittan Heights condos without much problem.

2019 SALES DOING WELL

Brittan Heights condo sales are moving along relatively well so far in 2019. Of the 6 units that were put up for sale: 2 closed escrow, 2 are pending sale, and the remaining 2 are still active (12 and 16 days on the market). The two remaining active units are both 3 bedroom condos, so they are on the more expensive side, let’s see how it all plays out?

SOFTER PRICES FOR 2019?

2018 ended and so far 2019 has started with home prices in San Mateo County down around 10% from their highs in April-May of 2018 (see graph below). It appears that Brittan Heights may be experiencing the same decline in values. Starting mid 2018 all 2/2 condos sold for over $1M, so far in 2019 both of the 2/2 units sold for under $1M (red dots in the dashed circle). Two data points is not really enough to call it a trend, but it would make sense that Brittan Heights should experience the same real estate market fluctuations are the rest of San Mateo County.

SOLD: 2nd Closed Sale for 2019

So 3354 Brittan Ave., #15, San Carlos just closed escrow. This is a 2/2 top level unit overlooking other buildings and the tennis court. This was the unit that was originally listed late last year and then removed from the market over the holidays. It was relisted for $999,000 this year and it sold after 17 days on the market for $980,000. This unit had an upgraded kitchen and baths.

This may represent some weakness in the market since I believe that this home would likely have been sold for over $1M sometime in mid 2018.

FIRST SALE OF YEAR: Ground-Level 2/2 $925,000

So 3354 Brittan Ave. , San Carlos CA closed escrow today. This is the first Brittan Heights condo to close in 2019. The list price was $898,500 and it sold for $925,000. This unit had an upgraded kitchen and some desirable features but it did stare right at a tennis court. A unit with views away from the pool or courts would likely fetch a bit more.

Next week 3354 Brittan Avenue,#15, San Carlos  should close. This is also a 2/2, but it’s a top level unit. Let’s see what that brings in?

WOW…NOW THERE ARE 4 HOMES FOR SALE: Brittan Heights Inventory Increasing!

A very nice mid-level 2/2 condo just hit the market, it has a great open concept kitchen and is otherwise fully updated. It is priced at $998,000. The address is 3358 Brittan Avenue #11, San Carlos. This is currently the only 2 bedroom unit for sale, the other three are all 3 bedrooms and their prices range from $1,179,00 to $1,308,000.

OFFICIALLY ON MLS: Top Level 3/2 For Sale

I previously reported that a top level 3/2 Brittan Heights condo was being marketed off the MLS, but it has now been added to the MLS. The address is 3316 Brittan Ave #18, San Carlos. The asking price remains $1,308,000.

ANOTHER: One more 3/2 Condo hits the Market

So I guess sellers were waiting for 2019 to bring their homes on the market.  A new Brittan Heights condo came on the market today (3358 Brittan Avenue #6, San Carlos)  for $1,179,000. This is a 3/2 ground floor unit.  This is the 5th property put up for sale this year, counting the one being sold off-market. Last year there were only 9 condos put on the market, this is about half the normal amount, so it makes sense that sooner or later inventory would need to increase.

CANYON SIDE Brittan Heights Condo Hits Market

Wow, all of last year there were only 9 Brittan Heights condos that came on the market. Eight sold and 1 was cancelled in December, was relisted in Jan. 2019, and went pending in 17 days.  We are only 33 days into 2019 and 4 properties have already come to market at Brittan Heights.  Two are pending, one is so far being sold off-market (3/2 top unit) and now 3356 La Mesa , San Carlos CA  just hit the MLS.

3356 La Mesa , San Carlos CA is a 3/2 ground floor unit listed for $1,195,000. It is a home that sits on the canyon’s edge. It is listed by another broker, but vacant so if you’re potentially interested in purchasing it, give me a call and I’d be happy to show it to you and represent you in the purchase.

STRONGER MARKET at Brittan Heights?

Real Estate activity slowed down at Brittan Heights towards the end of 2018. The new year has arrived and two properties were already put on the market and both went pending relatively quickly (one in 17 days and the other in 11). Both of them were 2/2 units, one a top floor unit and the other a ground unit. The top unit was listed for $,999,000 and the ground unit for $898,500. Let’s see what the final sales price?
