Mortgage rates fall back below 3%

“Low mortgage rates and the recovering economy continue to boost the demand for homes, even as record-low supply levels push prices higher,” said Bob Broeksmit, MBA president and CEO. “Applications to buy a home increased for the second time in three weeks, and MBA expects purchase mortgage originations to rise to a record of $1.7 trillion in 2021. Refinance activity remains strong this spring, but applications fell for the first time in four weeks.”

According to the latest data released Thursday by Freddie Mac, the 30-year fixed-rate average declined to 2.95% with an average 0.7 point. (Points are fees paid to a lender equal to 1% of the loan amount. They are in addition to the interest rate.) It was 3% a week ago and 3.15% a year ago. The 30-year fixed average has hovered below 3% for five of the past six weeks.

Freddie Mac, the federally chartered mortgage investor, aggregates rates from around 80 lenders across the country to come up with weekly national averages. It uses rates for high-quality borrowers with strong credit scores and large down payments. Because of the criteria, these rates are not available to every borrower.

San Carlos Hometown Days 2021 Update

San Carlos Hometown Days 2020 was cancelled due to Covid-19. As a non-profit organization we will continue to work with the City of San Carlos in an attempt to request the use of Burton Park for our event. The decision on Hometown Days 2021 is still pending, but we remain hopeful to host our favorite Community event soon!

For those who are new in the area, every year the San Carlos community gets together the third weekend in May to Celebrate Hometown Days. Hometown Days is a uniquely San Carlos tradition that features live entertainment, great food, games, a parade, and fun for the whole family. Much of the activity takes place in Burton Park. Though the festival is still on pending, we should not give our hopes up! Let us continue to be hopeful that with the vaccine coming out and people doing what they need to do to get us there, we’ll be able to finally have our festival.

Inventory back to ‘Normal’

As of today (9/5/2019) there have been 12 condos sold at Brittan Heights, 2 are pending, and 3 are actively for sale. That’s 17 condos in play so far in 2019 and there are still 4 more months to go. Last year at this time there had been only 5 condos sold and one pending; that’s 6 total in play. No need to panic, this is not a fire sale, these 2019 numbers are the normal number of condos typically sold, so it appears we are back to ‘normal’ and the lean inventory days are over for now.

Meantime, here is a nice new 2/2 top level unit with canyon views that just hit the market.

BRITTAN HEIGHTS: Aug. 2019 Market Update

2019 has been a heck of a year at Brittan Heights. First, prices are of course at all times highs like all other real estate in the area. 2 bedroom condos are typically selling in the $1.0m-1.1m range and the 3 bedrooms are going for $1.1m-$1.35m.

What’s been really different though was the 2018 listing drought seems to be over. In 2018 only 8 Brittan Heights homes were listed for sale with 7 selling. So far in 2019 there have been 13 sales, 2 pending properties and 3 active; that’s 18 total so far this year. However, this is what a ‘normal’ year should look like for Brittan Heights, last year was weird! Most neighborhoods experience a 4-5% turnover in homes each year. Brittan Heights has 433 units, so a 5% turnover would mean 22 units.

With Views Like That, it had to Go Fast!!!

So 3356 La Mesa Drive #9, San Carlos, CA sold in 4 days. The incredible canyon views this Brittan Heights place had made it pretty desirable and so it lasted only 4 days on the market.
